GETTING STARTED

  1. Fill out the seller goal form on my website or call me and we can complete it over the phone.
  2. Schedule and have an appointment or video call to discuss a customized plan and next steps.

    PREPARATION TO GO ON MARKET

  3. Access the comps, the competition, market trends, and the target consumer for your property and develop the most effective plan to achieve your goals.
  4. Property inspection prior to listing to gain an understanding of the condition of the property to minimize buyer credits and strengthen contract price.
  5. Position your property to show its best and have the best flow with decluttering, organizing, painting &staging (as needed/desired). We will provide a free design consultation by in-house design staff and professional staging partner.

    MARKETING

  6. Your property will be assessed and compared to the competition so that we can best highlight all the things that make it stand out. All marketing efforts will be structured to highlight those features.
  7. Professional photos and 3D virtual tours will be taken to capture the ultimate images of your property and show it in the best light.
  8. A copy will be crafted to highlight the strongest features of your property and solve potential concerns to be used in all marketing efforts.
  9. A dedicated property website will be created and syndicated to 8 platforms in addition to what the MLS does. The site also has 3D virtual tour, floorplan, photos, video, printable brochure, local school info, property photos.
  10. Email blast to top local agents, agents that have saved a search in the MLS that fits your listing, and potential buyers with website link.
  11. Calls to 10 potential buyers and agents 5 days a week until your unit is sold.
  12. Posts on 7 different social media platforms and video photo collage to Youtube that include the website address to gain maximum exposure.
  13. Virtual Open House will be held on Facebook, Instagram, Zoom, Skype, Facetime, or Whatsapp.
  14. The property will be featured on the agent website.
  15.  Your listing will be shared in the MLS and syndicated to Zillow, Trulia, and Homes.com.
  16. A sign will be installed at the property.
  17. Constantly monitoring the competition, buyer, and agent feedback so that we can make adjustments to our strategy as needed.

    SHOWINGS AND WEEKLY UPDATE

  18. Adhere to the CDC guidelines to minimize the risk of exposure to Covid 19 by requiring all visitors to wear masks, sanitize their hands or wear gloves, cover their shoes and limit the number of people inside your home to 3.
  19. Your property will be presented in a professional manner and the features that make your listing stand out amongst the competition will be shared during the showings.
  20. Keep a log of all visitors and follow up after the visit to secure an offer or feedback.
  21. Weekly listing update to go over the status and next steps for your listing via phone, email, or text.

    OFFERS AND CLOSING

  22. Screen potential buyers to determine their ability to successfully close the transaction and motivations to be in the best position to negotiate in your favor and successfully close the transaction.
  23. Protect your equity by selling your house for the highest amount the market will allow and negotiating in your favor as much as possible.
  24. The smoothest escrow possible with your dedicated Transaction Manager, and experienced team of Escrow and Title professionals.
  25. Close the sale as close to your desired timeline as possible and get you closer to the next phase of life.
